Monthly Therapist Rental Agreement
This Rental Agreement outlines the terms and conditions for therapists, practitioners, and wellness professionals renting space at Studio 414 MTL.
Studio 414 MTL is a shared wellness and creative space built on professionalism, mutual respect, community care, and responsibility. By renting space within the studio, the renter agrees to the following terms.
1. Rental Structure & Studio Hours
The studio operates primarily Monday to Friday.
The general studio schedule is:
Additional times may occasionally be available and may be priced differently. Monthly renters may rent additional hours outside of their designated time.

Hourly Rental: $28/hour
Half-Day Block: $60
Full Day Rental: $95
Ongoing Monthly Rental Rates
(All rates are subject to applicable taxes.)

Rental fees include:
Use of the assigned therapy room
Massage table (if applicable)
Access to shared kitchen, bathroom, and entrance areas
Rental time includes setup and cleanup.
Access outside booked hours must be approved in advance and may incur additional fees.
Renters have access to:
2. Payment Terms
For ongoing monthly renters:
Payment is due on the 1st day of each month.
Accepted payment methods include e-transfer, cash, and cheque.
For one-time or occasional rentals:
Late or missed payments may result in suspension or cancellation of studio access.
3. Month-to-Month Commitment & Notice
This agreement operates on a rolling month-to-month basis.
Both Studio 414 MTL and the renter agree to provide a minimum of 30 days’ notice before:
Ending the rental arrangement
Modifying the regular rental schedule
Releasing a recurring time slot
If a renter wishes to take one month or more away from the studio, they may:
Cancel their rental with 30 days’ notice;
Pay 50% of their monthly fee to hold their time slot; or
Find a suitable subletter approved by Studio 414 MTL.
Occasionally, the loft may close for holidays, maintenance, or full-space rentals for approximately 1 to 2 weeks at a time. Ample notice will be provided whenever possible.
In these situations, renters may:
4. Cancellation Policy
For occasional or one-time bookings:
The 25% deposit is non-refundable.
Cancellations made more than 72 hours before the booking will receive a 50% refund of the total rental fee, excluding the deposit.
Cancellations made within 72 hours of the scheduled booking are non-refundable.
5. Use of Space
Renters are responsible for:
Their clients, guests, and professional conduct
Any equipment they bring into the space
Updating any scheduling changes in the shared Google Calendar
Coordinating respectfully with practitioners sharing the same room before and after their rental times
Collaborating around furniture movement and room setup transitions
Renters agree to treat the studio, building, and community respectfully.
6. Cleaning & Care of the Space
Renters are expected to leave the studio clean, organized, and ready for the next practitioner.
This includes:
Sweeping the therapy room and entrance area if needed
Washing and putting away dishes or glasses used
Refilling the water station if emptied
Wiping the bathroom sink if needed
Replacing toilet paper or towels if supplies are low
Leaving the kitchen as clean as it was found
Returning furniture and equipment to their original locations
Emptying personal garbage and recycling
Renters are financially responsible for:
Excessive cleaning requirements
Damage to furniture, décor, walls, floors, equipment, or infrastructure caused during their rental time
Damages may be documented and invoiced within 7 days.
7. Floors, Furniture & Décor
The studio floors are delicate and must be treated carefully.
Only socks, slippers, or bare feet are permitted in the therapy areas.
Outdoor shoes are not permitted on the studio floors.
Furniture and plants must not be dragged across the floors.
Please ask for assistance before moving large items.
Candles or open flames are not permitted without prior approval.
8. Privacy & Confidentiality
Renters are solely responsible for maintaining the privacy and confidentiality of their clients in accordance with applicable professional regulations and privacy laws, including Quebec privacy legislation and any governing body standards relevant to their practice.
9. Insurance & Liability
All renters must maintain:
Professional liability insurance
General liability insurance with minimum coverage of $2,000,000
Proof of insurance must be provided upon request.
Renters agree to indemnify and hold harmless Studio 414 MTL, Studio 414 MTL SENC, the building owners, officers, collective members, and affiliates from any liabilities, claims, damages, costs, penalties, or expenses arising from their use of the premises.
Studio 414 MTL is not responsible for:
Loss, theft, or damage to renter property
Loss, theft, or damage to client property
Injuries or accidents occurring during the renter’s use of the space
10. Security & Closing Procedures
Renters are responsible for maintaining the security of the studio during their rental period.
During active therapeutic sessions:
After leaving the studio, renters must:
Turn off lights and appliances
Lock doors and windows
Return the key to the lockbox
Ensure the space is secure and tidy
In case of emergency:
Evacuate the building immediately
Contact emergency services if necessary
Notify Studio 414 MTL as soon as possible
11. Agreement
By renting space at Studio 414 MTL, the renter acknowledges that they have read, understood, and agreed to the terms outlined in this Agreement.
